Motivated seller leads are sold exclusive, by the county, and returned for being listed.
21 of the 22 motivated seller companies in our directory offer exclusive leads, and buyers claim them by county, either by reserving a territory or by outbidding other investors. Return policies are unusually detailed, and they read alike.
Exclusive is close to universal: 21 of the 22 motivated seller companies in our directory offer exclusive leads and 18 deliver in real time. Several also offer shared or tiered leads, some sell live transfers, and only a couple sell appointments or aged leads.
Buyers get leads in one of two ways. Several companies sell reserved territories, with a set number of investors per county or market, and 8 run a bid or auction model where the highest county bid wins. Either way, 17 of the 22 publish return terms, and the reasons repeat: listed on the MLS, a wholesaler, a mobile home on rented land, vacant land, not the owner.
Juiced lets each investor fund a wallet, set filters and caps by county and deal type, and bid above your minimum so the highest bid wins the lead in seconds. Leads no investor takes go to your own marketplace, where the price falls until someone buys. Approved returns are credited back to the wallet, and delivery is by webhook into the buyer's CRM, email or text.
What motivated seller lead companies sell
What the 22 companies in our motivated seller directory say they offer, read from their own websites.
| Product | Companies offering it |
|---|---|
| Exclusive leads | 21 of 22 |
| Real-time leads | 18 of 22 |
| Shared leads | 8 of 22 |
| Aged leads | 2 of 22 |
| Inbound calls | 2 of 22 |
| Live transfers | 4 of 22 |
| Booked appointments | 2 of 22 |
Counts cover everything each company says it sells, which can include other verticals.
Exclusive real-time leads are the standard offer, so shared and aged leads work here only as a cheaper tier beside an exclusive one, which is how several companies sell them. Live transfers and appointments come from some call-center sellers. Juiced distributes web leads, so transfers and calls need separate call tracking.
What motivated seller leads are screened for
Motivated seller companies screen hard for one thing: a homeowner who can sell off-market now.
- Off-market. Several companies say their leads are off-market, not listed on the MLS or with an agent, and 10 of the 22 credit a lead that turns out to be listed.
- Owner on title. Most companies describe the lead as the homeowner, a few screen specifically for the owner or decision-maker on title, and a couple check ownership against county or public property records before delivery.
- Property type. Several exclude mobile homes on rented land, vacant land and commercial property, through the form or through the return policy.
- Not a wholesaler. 7 companies credit a lead that came from a wholesaler rather than the owner, so the form should catch it first.
- Reason, timeline and condition. Several capture why the owner is selling, how soon and the property condition, and a few ask about asking price or price flexibility. One rejects sellers who want full market value.
- Motivation scored. A couple of companies grade or tier each lead by motivation and readiness, and a couple send a seller conversation transcript or a written QA call note with the lead.
What a motivated seller lead has to carry
County is the unit of sale. Most of the 22 companies let investors pick counties, with some also offering ZIP, city, metro, radius or statewide and nationwide tiers. Several add seller type, such as probate or tired landlord, property type or motivation tier, and one asks about the investor's exit strategy.
Every lead type in Juiced starts with ten default fields. Add your own on top, and decide for each one whether it is required and whether the buyer receives it.

What you need to decide on a lead is not what you need to sell it
Every field carries four switches rather than one required flag.
Ping with county, zip, reason_for_selling, property_type, property_condition, listed_on_mls and owner_status. That tells an investor whether the property is in its market and the kind of deal it buys, without exposing the owner's contact details or street address before the bid.
Reserved territories versus county bidding
Motivated seller companies split into two camps on how a lead finds its buyer. Several sell reserved territories: a limited number of investors per county or market, with counties that can sell out and a territory check before signup. 8 run a bid or auction model instead, where investors set a county bid, the highest bid wins each lead, and a couple of marketplaces also weigh each buyer's dispute or return rate when they assign leads.
The bidding camp tends to add tiers. A few sell county, statewide and national prices, with national leads going out only where no county buyer bid higher, and one sells the same lead flow as exclusive, limited-buyer and non-exclusive tiers. Kyle's view is that several investors bidding beats one investor holding a county at a flat price, because the bid tells you what each lead is worth.
Return policies are detailed and alike
17 of the 22 companies publish return terms, and the creditable reasons are close to a standard list: the property is listed on the MLS, the contact is a wholesaler, it is a mobile home on rented land or vacant land, the person is not the owner, the contact details are invalid, or it is a duplicate. Several credit an unreachable seller only after documented contact attempts, and one says outright that lost deals and slow follow-up earn nothing.
Several companies say approved returns are credited to the buyer's account balance rather than paid in cash, and a few run an appeal step. At the other end, a couple say all sales are final, and a couple more allow only replacement for narrow reasons. A few companies contradict themselves, with different dispute windows on different pages, refund wording in the terms but replacement on the product page, or a different number of investors per market on the homepage and in the FAQ. Write one policy, use it everywhere, and send it before the first lead.
- Credit: listed on the MLS, wholesaler, not the owner, mobile home on rented land, vacant land, invalid contact, duplicate.
- No credit: lost deal, slow follow-up, seller changed their mind after talking.
- In Juiced, approved returns are credited back to the buyer's wallet.
Sellers here vet the buyers too
Motivated seller lead companies often screen the buyer as well as the lead. Several say they vet investors before selling to them: one takes only seasoned investors with systems to handle the flow, one wants years of experience buying homes, one rejects predatory buyers, and one requires buyers to respond to each lead within minutes. One marketplace requires a welcome call before any leads are sent.
Commitments are otherwise light: 16 of the 22 say there is no long-term contract. But funding is stated more often than in most markets, with 6 companies taking a card on file and 7 using a prepaid or funded account, and one requires a minimum initial deposit. Follow the funded side of the market: every investor funds a balance before the first lead, with no free sample leads and no invoices.
How networks buy motivated seller leads
9 companies buy from affiliates, publishers or other generators, by ping post, direct post, API, website form integration or call forwarding. Their rules are strict and specific: consumer-initiated leads only, posted in real time right after the form, no cold calling, bulk texting, unsolicited email or co-registration, documented traffic sources, no scraped or recycled leads, and consent records produced on request. One requires prior express written consent and do-not-call scrubbing from suppliers. The rules themselves are published by the FCC and FTC.
Payouts are per accepted lead, a flat rate or a revenue share, and one network pays nothing for leads that are rejected or returned and may hold payment during quality reviews. One network runs a test period before a source goes live. Keep a source sub ID on every lead, because the returns these buyers send back are how you find the campaign producing wholesalers and listed homes.
How Juiced runs a motivated seller lead business
Buyers fund a wallet
Each buyer adds funds before leads arrive and is charged as each lead is delivered. Approved returns are credited back to the wallet. No invoices to send and no payments to chase.
Buyers set filters and caps, then bid
Each buyer filters on your fields and caps how many leads they take. They bid above your minimum, and the highest bid wins the lead in seconds.
Delivery goes where the buyer works
By webhook into the buyer’s CRM, by email or by text.
Unsold leads go to your marketplace
A lead no buyer takes is not dropped. It goes to your own marketplace, where its price falls until someone buys it outright or a standing buy order picks it up.

Frequently asked
Are motivated seller leads exclusive?
Almost always. 21 of the 22 companies in our directory offer exclusive leads, and several also sell a shared or tiered version. One points out that exclusivity covers the sale, not the homeowner, who may also submit forms on other sites.
What gets a motivated seller lead returned?
The common reasons are a property listed on the MLS, a wholesaler posing as the owner, a mobile home on rented land, vacant land, someone who is not the owner, invalid contact details and duplicates. Lost deals and slow follow-up are generally not credited.
How do investors claim a county?
Two ways. Several companies sell a limited number of seats per county or market, and 8 let investors bid by county, with the highest bid winning each lead. In Juiced, investors set filters and caps on county or zip and bid above your minimum.
Do motivated seller companies verify ownership?
Most describe the lead as the homeowner, a few screen specifically for the owner or decision-maker on title, and a couple check ownership against county or public property records. One makes a live verification call with every seller before delivery.
Who buys motivated seller leads?
Real estate investors: wholesalers, flippers and buy-and-hold landlords. A few companies also sell to real estate agents, one sells vacant land seller leads to land investors, and several networks buy from generators to resell.
Do these companies provide consent records?
What do motivated seller leads sell for?
No prices are published here. Sellers rarely publish them, and what a motivated seller lead sells for depends on whether it is exclusive or shared, a web lead or a call, the geography, how fresh it is and how many buyers want it. The pay-per-lead pricing guide shows how to work out your own floor from cost and let buyers bid above it.
Does Juiced handle motivated seller calls or live transfers?
No. Juiced distributes web leads and delivers them by webhook, email or text. It does not track or route phone calls, so if calls are part of your product you need call tracking software for that side.
Sell more of the motivated seller leads you already generate.
